How do you know if a tenant qualifies to rent a Minneapolis rental property?
Our background check consists of a credit check, public record search, criminal background check, employment verification, and rental history.
Do you charge a monthly management fee even if my Minneapolis rental is vacant?
No! We will never charge you a property management fee during vacant months! Of course our goal is to not let any of our Minneapolis rentals be vacant at any time! But the harsh reality is, it happens! Be sure to read the fine print!
What does your Minneapolis rental property management company's fee structure?
Some charge you a % of the scheduled rent which means you pay them even if the unit is vacant. Remember, we don't get paid if you don't get paid!
- Some impose a minimum monthly management fee if your Minneapolis rental does not generate a high monthly rent price. This means you may end up paying significantly more for property management services than you thought!
We will never charge you more than 8% regardless of the rent price of your Minneapolis rental!
When can I expect to get paid?
Another benefit of our services is that we leverage technology! We know how important your rent proceeds are. Owner's proceeds are Direct Deposited into your bank account each month on the 10th (or the next business day if the 10th falls on a weekend or holiday).
How do I get my monthly statement?
Owner's statements are made available online through your personal/secure web-portal (via our web site). This statement details all revenue/expenses related to your account. The best part is that it's available in 'Real-Time' so you'll be sure that we live up to our name!
How do you keep me informed about my Minneapolis rental property?
Real-Time Leasing makes it easy to know what is happening with your Minneapolis rentals! We use a variety of communication methods to ensure we maintain our business relationship with our owners.
- Once we have a secured management contract you will receive a link to your personal web portal via our web site! You will have access to copies of all important documents, including your Management Agreement, the current Lease Agreement, maintenance work orders and much more!
- We will contact you on the phone from time-to-time, but we also know that you have hired us so you don't have to worry about your real estate investment.
- Bottom line, we are there to exceed your expectations! If you need to reach us, don't hesitate to call!
What do I need to know about tenant evictions?
Because we do a very thorough job during the pre-screening/screening of our tenants, our eviction rate is extremely low. But, it's also important to know that tenants can look great on paper but can still cause problems. Because we understand that an empty rental property causes additional stress and financial burden we will always work hard to collect outstanding rents or coach the tenant to correct any lease violation. If, in the end, eviction is the smartest business decision, you can rest assured that our staff knows the laws to expedite the process and getting your Minneapolis rental back on track!
